How quickly will you be able to get my property rented?We spend time ensuring your property is ready for the rental market and attractive to potential tenants. The amount of time it’s on the market depends on competition, time of year, and the condition and price of your home. We will ensure it rents as quickly as possible to protect your rental income.

How do you price my property?We do an exhaustive analysis of comparable properties in the market and price your home accordingly. The goal is to earn you the most rent possible while minimizing your vacancy rate and ensuring we place the most qualified tenants.

What makes you different from other Property Management Companies?We manage your property as if it were our own. Our company was founded by investors, so we understand what you expect out of your property management company. Communication is key to our success, you will always be able to get in touch with us. We provide an exceptional resident experience.

What if my tenant doesn’t pay?Our strict tenant screening process greatly reduces the likelihood that your tenants won’t pay rent on time. However, bad things happen to even the best people, so if a tenant can no longer pay rent, we will begin the eviction process and place a tenant who can pay rent.

Is there an early termination fee?No. We are confident in our service and will allow you to terminate with a 30-day notice if you are not happy.

Do I have to allow pets?It’s not required, but sometimes it is recommended depending on the situation. Lots of people have pets and the property will lease quicker and have a larger pool of applicants if you allow pets. We screen pets as well and have a guarantee up to $1000 for excessive damage by pets. See our guarantees.

Can I pick the tenant?No. We must follow Fair Housing laws so our tenant selection process is based solely on a formula consisting of rental history, income, employment, criminal and eviction history, credit score and debt to income ratio, and payment history.

When can I expect to be paid each month?We pay owners on or before the 15 th of each month.

When will I receive an income and expense statement?You get a statement each month showing rent and expenses for the month. In addition, you’ll get an annual report and 1099 at the end of each year for tax purposes.

Do I pay fees when the property is vacant?No. We feel that we should only be paid when the property is making money for you, so our fee is based on the rental income. This incentivizes us to keep it occupied and the money flowing to you as much as possible.

Do you markup repairs and maintenance?No. Many property management companies use this as an additional profit center and make a margin on repairs and maintenance. We do not. Our invoices pass through, and you are billed what we are billed from the vendor.

Can I choose who performs maintenance on my property?No. We provide basic maintenance services as part of our property management services that we bill at $60/hr. Anything that we cannot service or provide, we outsource to our preferred vendors.

Do you pay taxes and insurance?We only pay vendors that we hire and have a relationship with, so we do not pay taxes, insurance, or HOA dues. We do take care of all repair and maintenance bills.

Do you take care of lawn maintenance and snow removal?Our default is for our tenants to maintain the lawn and remove snow in order to save our owners the expense. If the tenant fails to maintain it, we hire a lawn service or snow removal company and bill the tenant. However, if you are very meticulous and want your lawn maintained at the highest level, it’s probably best that you include that in the rent and hire a professional company. We can coordinate and pay it for you, but this will need to be discussed when you place your property with us.

How long are your leases?Typically, it’s a 1-year lease. Sometimes we allow 2-year leases upon request. Occasionally we will offer month to month leases.
